McFadden and Shute of NAI Geis represent seller in transaction
NAI Geis Realty Group sells four newly renovated buildings for $4.5 million

West Chester, PA - NAI Geis Realty Group has recently concluded the sale of four newly renovated buildings totaling 30,000 s/f at The Village at Franklin Corners with the sale of its remaining property, the Railroad Building. The building’s sale price of $1.4 million brings the total value of the project to more than $4.5 million. Befitting the building’s title, the buyer and new tenant is a private investor affiliated with the Pennsy Corporation, a company that aptly produces products and services for the railroad industry.

The 12,000 s/f Railroad Building at 515 S. Franklin Street is part of a historic industrial farming site originally built around the turn of the 20th century. In the spring of 005, Franklin Corners Associates, LLC. Completely renovated the site and remade the buildings into high-end offices. The property is conveniently located one mile from Rtes. 202 and 322 and is within one-quarter mile of High Street – West Chester’s main thoroughfare. Amenities within walking distance include shops, restaurants, and public transportation. A daycare facility is adjacent to the property and historic inns and hotels are less than three miles away.

Penssy plans to utilize nearly 3,000 s/f of the finished building space to relocate it’s headquarters, formerly at 404 Willowbrook Lane, also in West Chester. The remaining 9,000 s/f will be reserved, in shell condition, as expansion space for the new owners. The building features highly efficient floor plans, high-end connectivity, and completely new mechanical systems along with striking contemporary design features such as pitched roofs, and exposed steel and wood beams.
