The Cedar Run Corporate
Center, a 60,000-square-foot office building
at 901 E. 8th Ave. in King of Prussia sold
for $9.45 million. AMC
Delancey of Philadelphia sold the fully
leased building to SJS
Realty Management Inc. of Cherry Hill
in a transaction arranged by NAI Geis Realty['s Paul Wolfson and Arthur Weisman].
AMC Delancey bought Cedar Run in 2002 for
4.9 million when it was 19 percent
occupied. It was constructed on seven acres
in the early 1970s as the headquarters for
CE Minerals Inc. The company, which makes
specialized coating for glass, and owns
mines was bought several years ago by Imerys,
a Paris company that makes building materials.
At the time, AMC bought the building, CE
occupied just 12,000 square feet. AMC invested
$3 million in renovtaions and brought the
building up to full occupancy.
