CB Richard Ellis Brokers Sale, Lease Transactions

Trumbull, Conn., and Philadelphia, Pa.

Jeffrey Dunne, Steven Bardsley and Todd Newman of CB Richard Ellis (CBRE) have brokered the $30.25 million sale of 35 Nutmeg Dr., a 278,655-square-foot office/flex building in Trumbull. The property, which is situated within the Trumbull Corporate Park, is located in close proximity to the intersection of Merritt Parkway and Route 8. It contains three floors and features a full-service cafeteria and an on-site health club. CB Richard Ellis represented the seller, Fairhaven Investors, and affiliate of BPG Properties, and procured the buyer, 35 Nutmeg LLC, an entity controlled by Spinnaker Real Estate Partners.

David Jarjisian, Christian Dyer and Nick Gersbach of CBRE have represented the lessor, HRPT Properties Trust, in the long-tern lease of 263,157 square feet of office space in a Philadelphia office complex. The University of Pennsylvania Health System leased the space, located in the 1.85 million-square-foot Centre Square two-tower complex at 15th and Market streets. The leased space consists of 64,155 square feet in the upper mezzanine and 113,472 square feet on floors 8 to 11 with an additional 85,530 square feet of near term option space on floors 16 to 18. Dean Geis, Tom Hummel and Shane Funston of Geis Realty represented the Trustees of Pennsylvania that signed on behalf of the tenant.
