Landlord to provide electrical service not less than 600 amps, 3 phase, 4 wire, and 208 volts with wires pulled to a main power box with disconnect switch and meter or sub meter. |

Landlord to provide all customary utilities stubbed into the premises adequate for tenant's installation, (i.e. hot and cold water for ordinary use, plumbing required for lavatory purposes, telephone conduit, etc.) inclusive of meters/sub meters. |

The landlord will provide HVAC capacity, equal to 1 ton per 250 SF of floor space, to the premises, which shall be by hot and chilled water supply and return stubbed into the premises. |

The landlord shall obtain required permitting for demising of the various tenant spaces. |

All services provided will be stubbed to tenant's space. |
